The construction contamination problem
Most construction companies do not consider contamination during a data centre build. Their focus is on meeting the handover date. Equipment is installed in unsuitable environments, often simultaneously with ongoing construction work, because that is what the project timeline demands.
By practical completion, brand new equipment can be in very poor condition. Gyprock dust, concrete particles, construction debris, and cable offcuts contaminate equipment that was pristine before installation. The contamination level may be sufficient to void manufacturer warranties on effectively new equipment, which represents a significant and avoidable loss.
Some areas of the completed facility cannot be accessed or properly decontaminated once construction is finished. The only way to address these areas is to clean progressively during the construction phase. Protection
Manufacturers can void warranties on equipment that shows evidence of contamination damage. Equipment installed during construction that accumulates dust, debris, or gyprock particles before the facility is even operational may have its warranty voided before it is ever used in production.

Areas
Cable penetrations, void spaces behind fixed infrastructure, and areas sealed during construction cannot be properly decontaminated after practical completion. Contamination in these areas will affect the facility indefinitely unless cleaned during construction when access still exists.

A facility that is contaminated at handover requires remediation before it can operate at the required standard. This delays commissioning, adds unbudgeted remediation cost, and may affect the project completion timeline. Prevention during construction costs significantly less than post-handover remediation.
