Post-construction decontamination for new builds.

Construction sites produce contamination that destroys new equipment and voids warranties. We engage from the planning stage and clean progressively throughout the project, so the facility is clean at handover, not contaminated.

The construction contamination problem

Most construction companies do not consider contamination during a data centre build. Their focus is on meeting the handover date. Equipment is installed in unsuitable environments, often simultaneously with ongoing construction work, because that is what the project timeline demands.

By practical completion, brand new equipment can be in very poor condition. Gyprock dust, concrete particles, construction debris, and cable offcuts contaminate equipment that was pristine before installation. The contamination level may be sufficient to void manufacturer warranties on effectively new equipment, which represents a significant and avoidable loss.

Some areas of the completed facility cannot be accessed or properly decontaminated once construction is finished. The only way to address these areas is to clean progressively during the construction phase. We strongly recommend contacting us in the planning stages of any data centre construction or fitout project, before equipment is installed.

Engagement phases

    Planning Stage

    The best time to engage us is before construction begins. We review the project scope, identify contamination risk points, and establish a progressive cleaning schedule aligned with the construction programme.

    During Construction

    Periodic decontamination throughout the build cycle, before equipment is installed in affected areas. Subfloor voids, ceiling voids, and cable trays are cleaned at key construction milestones rather than left until practical completion.

    Pre-Handover

    Full facility decontamination prior to practical completion. Equipment, raised floors, overhead cable infrastructure, and all room surfaces are cleaned and documented. The facility is handed over clean, not contaminated.

  4. D

    Post-Handover Assessment

    If contamination is identified after handover, we assess the full extent, document findings, and remediate. Written report provided for warranty claims, insurance purposes, and management records.

Warranty
Protection

Manufacturers can void warranties on equipment that shows evidence of contamination damage. Equipment installed during construction that accumulates dust, debris, or gyprock particles before the facility is even operational may have its warranty voided before it is ever used in production.

Areas

Cable penetrations, void spaces behind fixed infrastructure, and areas sealed during construction cannot be properly decontaminated after practical completion. Contamination in these areas will affect the facility indefinitely unless cleaned during construction when access still exists.

A facility that is contaminated at handover requires remediation before it can operate at the required standard. This delays commissioning, adds unbudgeted remediation cost, and may affect the project completion timeline. Prevention during construction costs significantly less than post-handover remediation.
