Post-construction decontamination for new builds.

Construction sites produce contamination that destroys new equipment and voids warranties. We engage from the planning stage and clean progressively throughout the project, so the facility is clean at handover, not contaminated.

The construction contamination problem

Most construction companies do not consider contamination during a data centre build. Their focus is on meeting the handover date. Equipment is installed in unsuitable environments, often simultaneously with ongoing construction work, because that is what the project timeline demands.

By practical completion, brand new equipment can be in very poor condition. Gyprock dust, concrete particles, construction debris, and cable offcuts contaminate equipment that was pristine before installation. The contamination level may be sufficient to void manufacturer warranties on effectively new equipment, which represents a significant and avoidable loss.

Some areas of the completed facility cannot be accessed or properly decontaminated once construction is finished. The only way to address these areas is to clean progressively during the construction phase.     Planning Stage

    The best time to engage us is before construction begins. We review the project scope, identify contamination risk points, and establish a progressive cleaning schedule aligned with the construction programme.

    During Construction

    Periodic decontamination throughout the build cycle, before equipment is installed in affected areas. Subfloor voids, ceiling voids, and cable trays are cleaned at key construction milestones rather than left until practical completion.

    Pre-Handover

    Full facility decontamination prior to practical completion. Equipment, raised floors, overhead cable infrastructure, and all room surfaces are cleaned and documented. The facility is handed over clean, not contaminated.

    Post-Handover Assessment

    If contamination is identified after handover, we assess the full extent, document findings, and remediate. Written report provided for warranty claims, insurance purposes, and management records.

Protection

Manufacturers can void warranties on equipment that shows evidence of contamination damage. Equipment installed during construction that accumulates dust, debris, or gyprock particles before the facility is even operational may have its warranty voided before it is ever used in production.

Areas

Cable penetrations, void spaces behind fixed infrastructure, and areas sealed during construction cannot be properly decontaminated after practical completion. Contamination in these areas will affect the facility indefinitely unless cleaned during construction when access still exists.

Frequently asked questions

Why can't a standard commercial cleaner handle post-construction data centre decontamination?

Standard commercial cleaners are equipped for visible surface soil. Construction contamination in a data centre includes sub-micron silica and concrete dust, swarf from cable cutting, fibreglass particles from cable jacketing, and VOC residues from sealants. These require HEPA-rated equipment to capture rather than redistribute. Commercial vacuums without HEPA filtration exhaust fine particles back into the space and into equipment intakes.

What contaminants are typically present after construction work?

Construction in and around data centre environments leaves concrete dust, gypsum, silica, metallic swarf from drilling and cutting, fibreglass from insulation and cabling, VOCs from adhesives and coatings, and general construction debris in subfloor and ceiling void spaces. These settle on raised floor surfaces and in equipment but are not visible without proper inspection lighting and the right assessment approach.

When in the build schedule should decontamination occur?

Ideally in stages. An interim clean after rough-in work removes heavy contamination before fit-out begins. A final decontamination after all trades have completed and before equipment commissioning ensures the facility meets a clean baseline before power-on. If you can only do one clean, immediately before equipment is installed is the most important point.

Do you issue a particle count report to confirm the space is ready for commissioning?

Yes. A particle count verification can be performed after decontamination to confirm that airborne contamination has been reduced to an acceptable level for commissioning. The report is dated and signed and can be provided to your project manager, commissioning engineer, or building owner as part of the project handover documentation.

Can you work on a construction site that is still partially active?

Yes. We coordinate with your site manager and work in completed or sealed zones. We are construction-site induction trained and carry appropriate insurance for active sites. Our protocol prevents cross-contamination between work areas so that cleaning one zone does not introduce contamination from adjacent active areas.
